Determining property value A property's market value is determined through a Strategic Pricing Analysis (SPA). Different from the common garden-variety Comparative Market Analysis (CMA), a SPA considers multiple factors in order to determine the value of a particular property. These factors include:
Net proceeds While list price and selling price are important, the number that matters the most is the net proceeds. Condition How much does the condition and the "look" of the property affect the final sale price? Tremendously. Your property's curb appeal sets the tone for all potential buyers. Is your yard unkempt or manicured? Is your property in good repair? Is there a fresh coat of paint? Cleanliness is also exceedingly important. Give your property a complete and thorough cleaning. If necessary, hire a service to do the cleaning. Have the carpets been professionally cleaned? Pay special attention to the kitchen and to all bathrooms, as these are the main areas that will sell or not sell a buyer on your property. Stage and pre-pack! The goal of staging and pre-packing is to make your property look like a model home. Hold a rummage sale or donate excess items. Many charities offer free pickup for bulk donations; use this to your advantage. While it's acceptable to box excess items and put them in the garage, it's even better to store them into an off-site storage unit. Pretty as a picture is your goal!
