An Automated Way to Review Real Estate Investments
The Real Estate Investment Analyzer is provided to help you analyze the profitability of a potential real estate investment.
Analyzer Instructions:
- Cost Information
- Building Cost: Enter the cost of the building. Do not the cost of the land on which the building sits.
- Land Cost: Enter the cost of the land. Do not count the cost of the building on the land.
- Mortgage Information
- Less Mortgages: Enter the amount of money to be mortgaged to purchase the property.
- Amortization Period:: Enter the number of years of the mortgage. (Enter in years. For example, 30 years is entered as 30.)
- Interest %: Enter the interest charged on the loan as a normal number. (For example, a 6.25% loan should be entered as 6.25.)
- Loan Term (years): Enter the life of the loan in years. (For example, a 30 year loan is entered as 30.)
- Description (all figures are annual)
- Potential Rental Income: Enter the projected rental income of the investment assuming 100% occupancy. This figure is for an entire year.
- Less: Vacancy: Enter the projected loss from vacant units and from uncollectible rents (bad debts from deadbeat tenants). This figure is for an entire year.
- Plus: Other Income: Enter projected income from all sources that are not from rents. This income can include laundry and late fees. This figure is for an entire year.
- Operating Expenses
- Each category: Enter yearly expenses for each individual category.
